If you have unsightly pet stains or odors from urine or feces on your carpets or floors don't panic. This article was written to provide you with expert advice on remediation of pet related odors and stains. You have several options, but I implore you to read this article FIRST before you do anything about cleaning up pet urine on your carpets, furnishings, or flooring.
Your pets are so precious. You love them just as if they were family members, but oh how frustrating when they cough up hair balls or leave unpleasant surprises all over your house.
So it’s a quandary. Love the pet, but hate the messes. Somehow we pet owners all have to reconcile this fact. Getting rid of the pet is not an option (you love your pet, remember), but when they leave messes what can you do?

YOU HAVE SEVEN OPTIONS
1) Replace your carpet. Not an option for most people.
2) Do it yourself. Rent a machine from the grocery store or use a home “steamer” machine to clean up. The problem is most consumers do not know how to do a hazardous waste cleanup properly and you can destroy your carpets by using disinfectants or sanitizing cleaners that can remove color. Plus if you don’t know how to clean properly, you can over scrub areas and cause permanent pile distortion. We don’t recommend this option.
3) Professional Method #1: Disengage your carpet from the tack strips, remove the pad, clean the floor, clean and seal the back of the carpet, let it dry, re-install your carpet, replace the pad, now clean and sanitize the top fibers. Whew! A lot of work and expensive for sure.
4) Professional Method #2: Spray or inject enzyme cleaners or deodorizers into the urine affected area in hopes that the “live bacteria cultures” will digest the urine solids and make the smell go away. It works about 25% of the time.
5) Professional Method #3: Sub-surface Extraction. This process effectively removes the odor and stain at the source. (The most cost effective method and the one that produces the best results for the money.)
6) Professional Method #4: Standard Professional Cleaning using a truckmounted cleaning unit and a scrub wand. (not terribly effective because the normal cleaning products and processes don’t remove embedded urine.)
7) The “I’ll Live With It” Method: Do nothing and maybe the problem will go away. This is not a good health practice. Letting your animals use your carpets as a toilet and not doing anything about it means you and your family are exposed to noxious materials that can make you very sick. Take action now, the longer you wait, the worse the situation will get.
The option we most often recommend for pet urine or feces remediation is what we call sub-surface extraction.
SUBSURFACE EXTRACTION: WHAT IS IT?
First we have to identify the urine affected areas. How?
We use high powered Ultra-Violet (UV) lighting to detect urine. Did you know that urine glows fluorescent yellow or green under the UV light? There’s another way to find urine spots too.
Urine always retains a percentage of moisture, which can be detected with special needle probes that we push deep into the carpet and pad to see how much urine appears to be deposited in the area. The meter beeps and flashes when we find deposits.
There are certain limitations. Even with our professional detection equipment, it is difficult to know exactly HOW MUCH urine is embedded in each area without pulling the carpet up, but for all practical purposes this method is adequate for most situations.
After discovering how many areas are affected, we remove the urine deposit at its source by re-liquefying the dehydrated deposits by pouring a special cleaner into the area in about the same quantity as the staining spill.
90% of the time Subsurface Extraction fixes the problem in one visit. The other 10% of the time we plan to return for a second visit to touch up the area.

HOW SUBSURFACE EXTRACTION WORKS
Once the cleaning solution is applied to the carpet and the urine spots are activated, quick action and powerful vacuum is needed to remove the deposits.
The tool we use to extract excess moisture deep inside the carpet pile, backing, and pad is called a “Water Claw”. It is a flat tool that sits on top of the carpet. There are lots of little holes on the bottom and once vacuum is applied to the tool it sucks hard to the carpet and under surfaces, evacuating any loose water rapidly.
On the top of the extraction tool is a clear window where the technician is able to see the color of the water that is being removed. Then we rinse. In the rinsing process, the color of the water changes from yellow to clear. Once that happens we know that the spot is clean.

RESULTS YOU WILL APPRECIATE
Our Sub-Surface Extraction process removes the offensive odor and stain in one process and works the first time - 90% of the time. If a second visit is required, a nominal charge applies to touching up wicking stains.
SUB SURFACE EXTRACDTION COST: $49/area per “area”. An area is about 3 square feet... you could say it’s like making a big circle in front of you with your arms like you’re hugging a tree.
WHAT IF THE SPOTS COME BACK?
It does happen. It’s called “wicking”.
IMPORTANT: Please read this before you have your carpets treated with sub-surface extraction for pet stains or embedded spills.
What is “Wicking”? Wicking happens when cleaning processes re-wet dried-out spills or stains such as old coffee, soda pop, or urine spills. Most of the spilled material is removed during standard cleaning procedures, but once in awhile in heavy soiling or spilling situations you will see a residue push up to the surface of the fibers as the carpet dries.
This is common in cases where there was too much saturation from the original spill. It is normal to see wicking on spills or spots with more than 12 oz. of liquid spilled in any one area.
Our 80% rule: In any heavy soil or spill spot cleaning, about 80% of existing soil is removed with each cleaning.
After the 1st cleaning the surface needs to be dry. Then it is cleaned again if a spot reappears. The second is removed on the 2nd cleaning, etc.
PET STAIN/SPILL GUARANTEES?
ON-SITE Professional Cleaning does not offer a “guaranteed” pet stain or spill removal option. Unfortunately replacement is the only “Guaranteed” option.
We offer you suggestions for cleaning based on past experience and common sense to determine the expected results of urine remediation.

Our experience tells us that 90% of the time when a client purchases our Sub Surface Extraction service we never have to come back for a second visit.
If spots reappear (wick up) after sub surface extraction, there will be a minimum charge of $100 to touch up the areas PLUS the cost of Subsurface Extraction should it be necessary.
